Increasing ground floor living space by removing the existing conservatory to create one room
This terraced house in the centre of St Albans already had a loft conversion. The client was looking to increase the living space on the ground floor for their growing family.
The original conservatory construction was removed with new footings created for a timber frame extension. The internal wall was knocked through with the installation of rsj's to open up the existing kitchen/diner area. This created the large living space they needed with the addition of a breakfast bar/units to match the existing kitchen. A bespoke roof light was installed to bring in the daylight along with the bi folds.
Electrical under floor heating was installed to free up the wall space by removing the radiators before the final flooring was installed.
The original kitchen was already in place before we started the build, so we sealed it off as much as possible to keep it as dust free as possible. It was still fully functional which is a bonus when it comes to ground floor extensions or refurbishments. Clients tend to loose their kitchens at the point of knock through and we construct a temporary set up elsewhere in the property. We added the breakfast bar to the kitchen with new units to house appliances underneath and continued the worktop along to match the existing.
The extension area floor was insulated and then new screed laid. Once dried, we installed Ditra Heat matting and then the Sunstone loosewire system for the electric under floor heating. The whole floor was then levelled ready for final flooring.
A bespoke fixed roof light was installed to bring further light into the room supplied and fitted by a FENSA approved company along with the Bi Fold doors. Openings were made ready for measuring and fitting
A timber frame wall was installed to the neighbours adjoining wall to create the structure once the conservatory was removed. Flat roof and roof light opening, insulated and ready for boarding and plastering
Aco drainage put in place.
New steels put in place as per structural calculations.
