How we work and what you can expect.

Our Project Process

We believe in being transparent at every stage of your project which is why we're happy to tell you everything you'll need to know about how we work and the process of working with us.

1. Initial Enquiry

We begin by discussing your enquiry, whether you are at the start of your project or already have plans ready to proceed. We then arrange a site visit to meet you, review the proposed scope of work, and assess the existing property.

2. Detailed Quotation

Once we receive the final Building Regulations plans and structural calculations, we prepare a comprehensive written quotation. It clearly explains what is included and identifies any items you will need to budget for separately, such as kitchens, worktops and bathrooms.

We aim to include as much as possible to avoid additional costs throughout the build.

3. Final Details and Contract

We discuss and agree the remaining details before moving to contract. We provide an Acceptance of Quotation form and are happy to work with JCT Homeowner Contracts.

In line with the Construction (Design and Management) Regulations, we can also provide:

  • Construction Phase Plans.
  • Method Statements.
  • Risk Assessments.
  • An estimated schedule of works.
  • A proposed payment schedule for your approval before the project begins.

4. Scope of works

Each project has individual needs; here is an example for an extension project.

We're completely honest about our availability from the start. We'd rather give you a realistic programme than promise a date we can't deliver. Once your project begins, we'll keep you updated every step of the way.

We provide clear, detailed and transparent quotations, so you can see exactly what is included before making any decisions. We do not believe in unrealistically low estimates that lead to unexpected extras. Every quote is free and without obligation, and we use a QS system to support accurate, reliable pricing.

Yes. Once work is underway, there'll be activity on site every working day, with the exception of unavoidable drying or curing times for materials such as plaster or flooring.

Before work begins, we'll provide a clear payment schedule, so you know exactly when each stage is due. We don't ask for upfront payments, although we may occasionally request a small booking fee to secure your place in our schedule.

Absolutely. We're proud members of the Federation of Master Builders and we work under recognised contracts such as the JCT Homeowner Contract. Every project follows current CDM regulations, includes a detailed schedule of works, and is covered by up to £5 million of public liability insurance.

We know we're not just working on a building - we're working in your home. We do everything we can to minimise disruption, keep the site clean and tidy, and schedule work around your family wherever possible. Clear communication, consideration and respect are just as important to us as the quality of the finished build.
